I have a website that gets an extremely high rate of traffic (1,200,000 unique users per month -- 40,000 per day). It's a business Library of 675 topics, many of which consistently rank in the top 1-5 from Google searches. I'm getting tired of managing it and am thinking about selling it. The site is www.managementhelp.org
I've noticed that the most common method to assess value of a website is to consider the revenue from it. I've designed it to be a free Library, so I've not charged usage and, therefore, have not generated revenue from it. However, it must have high value, considering the very high rate of traffic that it gets.
What's the best valuation method to assess the site's value?

Ah, I see.
Have you tried to monetize it? It's really hard to put an exact value on something that isn't making money.
It could have potential of making thousands per month or could only make a few hundred a month, it really depends.
It would be wiser to spend time and try to monetize it before trying to sell it. It's not very hard to monetize sites.
