Please Help, Parse Error: syntax error, unexpected T_STRING

Hi, I am trying to do my terms and conditions and I had trouble with this error it kept saying on line 68 I went to it and there was nothing I could see wrong, so I started all over again put it in a fresh and now it is saying on line 28. Could someone please help I am at a loss is has been bugging me a few days.

Counting line 28 on there it takes me too the bit where it says, "contained on the website including but not limited to any information which may be" that is the line but I can't even see anything around that part that would be wrong.

You must either put the string in "double quotes" or escape all apostrophes like this - Owner\'s .
