I would like of uses a popup Ajax to open a site.
For example: The user access the site, open a popup ajax with a warning: "The site is on maintenance. Close the window to use the page index of the site".

It is not ajax you need to do what you are looking for it is plain JavaScript or jQuery. In it's most basic form just use an alert
